We’ve adapted these easy-to-follow tips from traditional marketing strategies.
Just because the medium has changed, doesn’t mean that the techniques are obsolete.
Quite the opposite, actually.
So today we’re going to talk about how agents can use top advertising hacks to get more leads on the go.

The only thing that’s more effective than publishing video for marketing and lead generation right now is posting it live.
It’s estimated that people spend 3x longer viewing Live video and video posts in general beat out posts with image by 135% for organic reach.
When you get to the house that you’re showing, take a quick tour through it and let your Facebook fans come along.
All you have to do is open the Facebook app, touch inside the status box and then click on the video camera icon that comes up next to the camera icon.
You’ll then be ready to Go Live on Facebook.
Do a quick introduction and then dive right into the room-by-room tour.
You’ll be able to see who’s tuning into the live video and if they leave a comment.
After you’re done, save the video so you can use it in the future.
And don’t forget to followup with everyone who Likes or Comments on the video with the Messenger app!!
You can also record live on Instagram.
See the little circle icon at the top of the screen with the + in the middle?
Click on that to record a quick 60 second video.
You can add text overlay, or simply speak as you would while filming any other video.
This Instagram story feature is essentially the same as Snapchat, so your video will only live on IG for 24 hours, but these videos get a ton of hits.
So a day is plenty of time to show your followers what you’re up to and give them a glimpse at the best features of a property.
When making your stories, just remember that you’re creating just that: a story.
NOT a direct advertisement.
Your audience is interested in what you’re doing and what you can offer them; not how quickly you can sell them on it.
If you post an engaging story, you’re more likely to direct traffic back to your page.
Here, you can share listing images and even stills of the house you toured for your Live video.
There is also a ton of speculation, and some proof, that targeting will soon become available for stories.
Wouldn’t be cool to take out an ad in a magazine or newspaper and know for certain that your target audience will see it?
That’s exactly what you can do by boosting a post on Facebook.
After you take your inside tour, go on out to the front of the house and take a quick photo.
You can then post it on Facebook to tell folks about your listing.
If you’re new to paid advertising on Facebook then just start with $5-$25 and boost it.
Oh and get this, you can also target you audience by region or address.
This is perfect for getting the house you’re showing in front of the right people.
There are so many perks to joining Facebook groups.
The biggest one for you as an agent is that each group you’re a part of is another free opportunity to share content and reach viewers organically.
To find groups in your area, just search for them.
Start HERE.
Depending on the city you are located in, there should be 5+ groups with over 10,000 people in each.
You need to join all of these groups.
If you join a local group for dog lovers and happen to be showing a house that is located by a great dog park, let them know!
And after your appointment you can even cruise by the park and take another quick, live video to show them.
Make your next blog post about the dog-friendly neighborhood as well and share it in the group.
