We’re going to use this $100 coupon that Bing is giving us to get you real estate leads. I’ve tried my best to put together a step-by-step manual on how to do this. In order to make it very approachable, I’ve laid it out in a way that doesn’t require coding, graphics work, OR copywriting. We’re simply going to be doing a plug-and-play operation here.
Let’s get into how to generate Real Estate Clients for free with Bing Ads:
The key to not using code or WordPress in our setup will be LeadPages. This tactic will let us not worry about code or how our ads look. All the design is done ahead of time, and we simply have to put our offer on the page.
Leadpages is a great platform for quickly deploying landing pages that convert visitors into leads. You can quickly setup your account here: Leadpages.net
You only need the basic plan to start. It’s $25 a month and you’ll quickly earn that back with this method.
When registering, make sure that your “username” is very close to your domain name. We are going to be running ads directly to our Leadpage. It will look like: yourusername.Leadpages.net. Although you may way to embed the Leadpage on your website, I do not find that this helps conversions. And it takes a lot more setup time.
I really recommend starting out by simply running ads directly to your Leadpage.
Great! Now you have a Leadpage account setup. Let’s create the landing page!
Now, we all know how important real estate copywriting is to having a great ad. It literally is the only thing that matters.
So, head over to LeadPages and select the template that looks like this:
This landing page typically converts at a high rate. Leadpages is cool because they let you sort their pages by how highly they convert. This is one of the better converting templates. AND it is easily customized even if you don’t know graphic design or code.
Simply, select the text and replace it. You’ll want to replace the text with a high converting offer. Leadpages works just like Microsoft office. After you have the page open, you click the text you want to edit. And change it.
Try this headline for your Bing Ad: “6 Tips To Save $6,975 When Buying A Home.” I recommend this headline because it is a popular article online. You can use a title for a blog that has done well on your current site and repurpose the content as a give-away.
I typically recommend using something that is EXTREMELY popular. The title I suggest above was shared over 6,000 times on social media. People just want to read that article. It will really help your ad if your text is compelling.
After you have the title for the content you’ll offer, you have to make the content. This can just be a PDF of an article you’ve written on your blog. If you are struggling to write an article, simply find a good one like I suggest above, and pay a writer off of iWriter.com to re-write it for you! Setup the integration settings to send the individual a PDF after they submit their email. You can paste the article into Google Drive and then save it as a PDF easily.
Don’t forget to include your phone number, url, and email address in the PDF.
For the image, place your logo where the book image is located.
Finally, have LeadPages email you the contact information of everyone that submits the form. You can use more complex integrations (Mailchimp, Infusionsoft…) but they take longer to setup and we are trying to do this quickly!
Free money is hard to come by in 2014. It is even harder to get leads for free. However, for the holiday season Bing.com/ads is running a $100 coupon for new advertisers. Plus, $100 goes way further on Bing than it would on Google. Bing ads are much less competitive than Google because it isn’t as used by marketers. This gives you more clicks for your free $100 AND if you choose to stay on after the free money expires, you’ll see better returns.
Now that you have your ads landing page setup, it’s time to register for Bing Ads. The catch is that Bing is currently giving $100 to every new business that signs up. You’ll want to create a new Bing account in case you tried ads in the past. Be sure to register through this link:

If you don’t register with the coupon link, you may lose out on your ability to use the coupon.
You will have to input correct business information (including a credit card). Don’t worry about the credit card however. You can setup the campaign so that it automatically stops after spending $100. This means you card will not get charged ever.
Finally, it’s time to setup your Bing Ads. This is the easiest part.
After signing up with correct information, go to: Bing.com/ads
From “Ads”, click Create Ad.
You’ll have to put in an: Ad Title and Ad Text.
Simply head over to Google and type in Real Estate [City Name]. You’ll find 10 examples of great text and titles here. Copy the one you like the best and use that one.
Then put your Leadpage URL in the “Destination URL” and your actual websites URL in the Display URL. This makes it look like your have your landing page hosted on your own website even though you don’t!

Then, you’ll want to set the budget for $100 per month. This will insure that you don’t spend over the $100 Bing.com/ads has given you. Finally, you’ll want to set your keywords.
I recommend using: Real Estate [CITYNAME] & Homes [CITYNAME]
These keywords will get you the most qualified leads.
Bing Ads can really help you drive qualified traffic to your real estate website as well. To do this, analyze the number of people that contact you via your website each month. Then, take the number of visitors to your website and divide that by the first number. This will give you a rough idea of the provide per visitor to your website.
Let’s say you get 5 people to contact you via your website with 2,000 unique visitors a month. That means you get 1 contact for every 400 visitors. Usually Bing Ads cost anywhere between $.40 and 1.00 per click. This means you will be paying $160 per contact from your website. If you can close a percentage of these people that contact you, you will very easily have a profitable lead source.
The trick here is to always reexamine your ads and make sure what you are spending gives you a return on your spending.
