Use This Little Known Facebook Feature To Generate Free Real Estate Leads [Takes 3 Minutes, Scripts Included]

Everyone knows that the search bar in Facebook can be used to find friends or groups. What many people don’t know know is that it can also be used to search for keywords in Facebook posts. This is important. It allows to get free real estate leads in just a few minutes each day.

Here’s how:

Step 1: Find Home Buyers on Facebook
(They’re Not Hiding)

hiding

To find free real estate leads on Facebook, just search for: [Your Area] + [Likely To Move Keyword]

FB_bar

For example, you could search for [Your Area] +

  • House Hunting
  • Buying A House
  • House Buying
  • etc.

(Keywords like “Open House” and “Selling a House” tend to pull LOTS of posts from other agents and not posts from individuals who are interested in selling a home or attending an open house. Try these keywords for yourself, but I don’t recommend them.)

What you’ll find with those keywords is posts from people in your market who are actively talking about moving or buying a home.

The results look like this:

As you can see, these people aren’t hiding.

And many of them are just getting into the home buying process.

Very likely, they’re not connected to any particular agent and they are looking for help, advice, and guidance.

Who do you know that could offer all that? 😉

So now that you’ve found people who need what you offer… Get in there and help!

Step 2: Share Your Knowledge

share

If you want to generate free real estate leads online, you have to be in the content creation game.

  • Writing blog posts.
  • Creating YouTube videos.
  • Making Free PDF reports.
  • Putting together informative neighborhood guides.

If you’re doing that already, then making meaningful contact with these people is EASY.

Simply read their post and see what their specific problem, challenge, or fear is…

Then give them a free piece of content to help them in their journey.

Here are examples based on real posts from real people in the Albuquerque area.

Example #1: Freaked-Out First-Timer

examplefeed

Example Response:

“Hey, [Freaked-Out First Timer]! I know! It can been totally overwhelming. I just wanted to give you some resources to help make the process slightly less confusing. Check out: [LINK TO FIRST TIME BUYER’S GUIDE]. It’s totally free and it’s helped a lot of other people buy homes in our area. Hope it helps! Let me know if there are any questions I can answer!”

If this person is just starting the process (as they say), chances are good that they’re not committed to any particular agent yet.

What would happen if a friendly agent showed up in their life and started offering helpful, professional advice (instead of using pushy sales tactics, like most agents do)?

What happens is: You build trust with that person and position yourself to convert them into a meaningful lead.

Example #2: Neighborhood Shopper

Example Response:

“Hey, [Neighborhood Shopper]! I’m an agent in the area and I just finished a page on my website that has a complete guide to the SW heights. You can find info about school districts, restaurants, crime rates, etc. You can browse houses too (no forced registration or anything). Check it out here: [LINK TO NEIGHBORHOOD PAGE]. Hope that helps and let me know if I can answer any questions!”

A response like this answers the person’s question, gets them browsing listings on your site, builds trust, and positions you as the agent they choose when they’re ready to start looking at houses and writing an offer.

Example #3: Just The Facts, Please

examplefeed

Example Response:

“Hey [Just The Facts, Please]! I’m a realtor, but I totally get your frustration with the pushy sales stuff. Yuck. Just wanted to let you know I do have a complete guide to VA construction loans on my website. It’s free content. No sneaky opt-ins or forced site registrations or anything. Hope that helps! Please let me know if I can answer any other questions and thank you for your service to our country!”

Social media is about connecting with people… Not throwing sales pitches at them.

If you come across someone that says “If you’re an agent, don’t try to sell me…”

What you do is:

DON’T sell to them.

Just as in the first two examples, offer helpful, problem-solving information.

In this case, point them to information on your site that answers their question and then offer to answer any other questions they may have.

BUT WAIT!

What about that bit about “we already have a realtor we would like to use”?

Why would you waste time with this person at all?

But think about it:

If they actually had an agent they trusted… Why didn’t they take this question to him or her?

If you show up and give a comprehensive answer, with no strings attached, who do you think will be the agent they actually trust at the end of the day?

Bottom Line?

TRUST.

Prospecting on Facebook is all about building trust by answering people’s questions and helping solve their problems.

PRO TIP: The “Likely To Move” Double Whammy

If you’re not opposed to spending money on Facebook ads, you can also target people in your area who are “likely to move” according to Facebook.

If you use the FREE strategy outlined above and pair it with paid ads that reach those people…

That’s a winning combination.

Because those ads will likely be served to the same people you’re reaching out to manually.

And it takes an average of 5-12 points of exposure or contact before a person feels comfortable contacting you.

YES, really: A prospect needs to hear your message 5-12 times.

So paying to reach them with Facebook ads AND personally reaching out to them is a High Tech + High Touch formula that will bring you more leads on Facebook.

Conclusion: Ripe For The Plucking

peaches

As marketers, we spend a lot of time and money trying to get people to raise their hands and say:

“I’m interested in what you’re selling.”

But on Facebook, there are people running around with their hands in the air, shouting “I want to buy a house!”

… And almost no agents are reaching out to them.

Home buyer leads are out there — like ripe peaches on the lowest branch of the tree — and no one is reaching up to pluck them.

What are you gonna do about that?

The strategy we just covered shows you exactly where to find free leads and exactly how to contact them.

So what are you waiting for?

Start plucking.
