And it’s not like you can just avoid Facebook when it comes to your marketing these days.
They are literally everywhere. And your competition is on there willing to run ads to your clients if you aren’t.
So today I’m going to break down 3 hacks for Facebook and Twitter. These tactics will help you get more leads and clicks for less money. They’ll also help you convert more clients. The real trick here is how targeted these ads will let us become. I’m about to show you 3 ads that are hyper targeted. This hyper targeting helps you avoid the roulette wheel of Facebook ads. And truly take control over your marketing.
Most agents simply don’t have a plan when it comes to Facebook. After this blog, you’ll have 3 hacks that you can use to start your real estate marketing strategy on Facebook.
The key is taking these simple hacks, implementing them, and then watching them impact your business over time. The best use for these hacks is to stack them together with other digital marketing tactics in order to build an online empire. They’ll work in one-off situations. But work so much better if you’re able to pair them with some blogging or SEO work.
This will all help you avoid seeing Facebook as the newest casino for your marketing dollars. It’ll help you get a consistent ROI as opposed to either hitting big or losing big.
Without further ado….3 Hacks To Ace Your Real Estate Ads:
The first mistake people make when going to Facebook ads is targeting everyone.
Sure, this can work. But it’s much more effective to start with ‘hotter leads.’
Remember this: ?? The hotter the leads; the faster you get cash.??
Step #1: Compile an email list of all your past clients, family, and friends. You can do this in Excel or Google Sheets. It’ll look like this:
You should have a list of 200-1000 email addresses. The more the better!
We’re going to be running ads directly to these people. The best way to avoid failure with Facebook ads is through targeting people who already like you. Additionally, we’ll be finding people very similar to your list to also run ads to.
Step #2: Export that as a .csv file; and upload it to Facebook here –
After your list is complete, you’ll want to download it as a CSV file:
Next, upload that CSV file to Facebook here:
You now have an audience on Facebook that you can cheaply run ads to.
I recommend modeling some of these Zillow Ads and running them 24/7/365 to your ‘hot list’
What you’ll find is that you’ll lose a lot less of your friends to competitors doing this! They’ll constantly see your video ads, home search ads, and even ads linking directly to your blog posts. I recommend rotating between 2-3 ads that are always shown to this core group of yours.
Targeting your leads this way takes next to nothing of a budget. And helps you get a cleaner ROI from Facebook ads.
But that’s not all…let’s take this one step further.
Now that you’re running ads to your hot list, it’s time to find more leads. One of the coolest parts of Facebook is that they’ll let you ‘create similar audiences.’
Well, you can.
Here’s how:
Step 1) You need to upload your CSV list like we talked about above.
Step 2) Click on the uploaded audience and create a “Lookalike” audience with it:

Now you can run ads only to people who are very similar to people you’ve already done business with.
The reason ads are typically so expensive on Facebook is because you’re running ads to people who aren’t likely to buy real estate. This is why I call Facebook ads a casino! If you run ads to bad people, you aren’t going to get good leads. And Facebook is a casino unless you control who’s seeing your ads.
These two tips help you to instantly show your ads only to people who are likely to purchase. You can then run almost any type of ad to these audiences and get good results.

If you go to Twitter Ads, you can actually choose to run your ads against someone’s followers.
Step 1) Go to ads.twitter.com and choose a “Leads on Twitter” Ad:
Step 2) Scroll down and you’ll find this option in the targeting section:
It turns out that you can actually run your ads directly against ANYONE’S followers. Want to show your ads against people that follow Zillow? Just put Zillow in there…
Is there a top producer nearby you want to target against? Try putting their Twitter handle in there…
