You’ve probably done an internet lead before. What did you think of it? Was it a terrible lead? There is almost no way of preventing bad leads from internet sources, but we can make sure to get the most value out of the quality prospects. Here’s the method I recommend for all Realtors who get leads online:
That system alone will help you convert more internet leads into clients. Here are some tips to really juice leads for all they’re worth:
This seems obvious. But I find a lot of cases where Realtors do not answer after hours or if the area code is different. With cell phones, people moving to your area often have different area codes. Always answering your phone can be a hassle. I get that. But think about it: If you contact someone through a website, when do you expect them to contact you back? Aren’t you pretty anxious and hoping to hear from them very quickly? That’s how online leads are. Typically, you need to contact them within 5 minutes of them contacting you for maximum success.
Next, have you ever Googled your name? I can almost guarantee your clients will. And while you are at it, you should Google your company name. Here is a quick cheatsheet of things to check for:
During this Googling session, be sure to look for all the inconsistencies out there! You don’t want people finding the wrong phone number or address!
When marketing online, the echo effect really matters. For example, if you are only on Facebook, let’s say you get 5 leads per month from that. If you add Pinterest, not only will you get more leads from Pinterest, the total number of leads should more than double. Why? People need to hear/see/watch you 7 times before taking an action. Social proof is the key to getting more of your leads to convert! How many Facebook and Twitter followers do you have? How many quotes and reviews do you have all over the web? These things matter to people! This can also be called the Amazon.com business model. They knew their customers couldn’t touch the items they were purchasing ahead of time. So, they prioritized social proof as a way to overcome that obstacle.

A great way to convert more leads into client is to give awesome free downloads! This gives you a little ‘real estate’ (that was a terrible pun…) on their computer. Everytime they open that ebook or read a great tip in it, they will be reminded of you! This helps when calling and following-up with the leads.
The opposite of an ebook lead is the type of lead looking to do the transaction now! This is the type of lead we all can’t wait to get. Be sure to really stay on them twice a day, and don’t let them out of your sight. The pdf above should help you follow-up with them and convert them easily.
When it comes to following up, the trick is different ways to touching them. Can you find them on LinkedIn? What about Facebook? Twitter? People respond differently to different types of communication. Did you know that LinkedIn endorses features? Simply endorsing a lead for something can make an impact and get your message across!

Finally, don’t just rely on the information you’re given! If you only have a phone number, toss it into Google. A lot of times, you can find their Facebook profile. That’ll give you their name. Then you can find them on LinkedIn. Once you have them on LinkedIn, you have access to their email account. There are tons of ways to research data in 2015. Use them!
No lead ever closed themselves. Simply be the Realtor who keeps following up!
