Well, buyers and sellers are all starting their search online these days. But most agents don’t get online leads.
How’s that possible?
Easy: Most Real Estate Websites Are BROKEN.
That’s the only answer.There are more buyers and sellers online. But less leads going to the actual agents. Something must be broken…
If you watched the above video, you’ll see that out of the 10 websites I randomly pulled up none of them followed the 3 rules below.
The game of generating leads with real estate websites is not that hard.
Here are the 3 rules you have to follow to get leads:
That’s it. And there are plenty of ways to do these three things. Let’s go ahead and dissect all of them…
Here’s the thing…
Most real estate websites that agents share with me don’t give any helpful information.
And it’s not their fault!!! Why?
Because agents were sold on the idea that their IDX provides enough content or reason to visit their website.
Well guess what?
That’s not good enough anymore.
People don’t need your listings. They can view listings for free with their Apple Watch:
The answer is simple. Listings = free in 2015.
But the things you know about your local community are golden.
You can…
The list literally goes on an on. You can even take real estate courses on these items here.
But having this information on your website is how you get traffic from:
If you don’t have valuable information outside of your listings, your website doesn’t deserve any traffic.
But here’s the thing to keep in mind:
This is not a get rich quick scheme.
You will have small results month one. And a little bigger results month two. And a little bigger results month three.
But you will not make millions over night.
You need to understand the law of accumulation.
Online content accumulates views over time.
So:
Publishing something today means you get traffic and leads for that piece of content.
If you publish something tomorrow too, you get traffic and leads for both pieces of content.
Here’s the thing:
A funny thing happens once you’ve been consistently publishing helpful things over time…your returns start to grow exponentially.
Your Google Analytics starts to look like this:
The second thing most agents get wrong is that they market their listings directly.
…or they try to get people to attend their open houses.
…or they say they’ve just sold a property.
That’s nice. But are you really being helpful?
Probably not.
People are curious about the various steps needed to purchase a house. Or to sell their house for more. Or to get into real estate investing locally.
And if you follow step #1 from this post, you’ll be able to market that information online.
How do you market it?
You can share it on social media.
You can optimize it to rank on Google.
You can spend ad money on Facebook to get more eyes on it.
You can spend money on YouTube Ads to get more traffic.
The trick is simple:
Keep producing helpful advice and marketing helpful advice over time. And you will get more traffic.

Finally, most agents dramatically miss the boat when it comes to online lead capture.
The attention span of people online is remarkably short. It’s under that of a goldfishes.
Yet, most agent’s sites only have a little tiny phone on their contact page. No wonder you aren’t getting leads…
