We’ve talked several times in the past about how to setup Google and Facebook ads to get profitable leads for your business.
Here’s the problem though:
You still have to manage those ads once they are live! Real estate advertising is a really competitive game. And even if you setup great ads like the ones I’ve linked to above, you can get unprofitable ‘clicks’ and ‘leads’ if you don’t monitor the results on a daily basis.
And that’s a hard thing to do!
You should really be testing 5+ ad creatives against each other. And be testing different targets. You should also test turning your ads on and off at different time periods.
And you should create different ads for different stages of your pipeline.
This is a lot of work! Today, I talk with Andrew Torba from Automate Ads about how agents can maximize their online advertising budgets. And save big money!
Andrew gives an example of how his tactics cut adspend costs by over 78% in the video.
When it comes to advertising, you want to start small. And then scale up. If you just got your real estate license, maybe you should only start with retargeting.
There are several formulas that work really well for generating real estate leads. You can offer: 1) Free CMA’s, 2) Capture Leads From Free Blog Content, or 3) Give “Cheatsheet” style downloads.

Then you want to run Google Ads or Facebook Ads to this different type of content. And monitor the cost per click and cost per lead.

The thing is:
It takes 7-11 touch points with a person before they optin to a form on your website. Do you have enough content to capture the attention of your target audience that many times?
One way to optimize this is:
Before you spend a dime on advertising, setup a Facebook and Google retargeting pixel. You can then show ads on Facebook and Google to website visitors and get them back to your content.
Eventually, these people can then find your landing pages and convert as leads.
