You should see speeds in this range if:

  1. You do not have a video homepage. If you have one of these, toss a blog article into the speed test tool.
  2. You have optimized images. We’re working on an automated solution to automatically optimize all images on our network. But, it’s not ready yet. If this concerns you, contact [email protected] or optimize your images yourself. You should see speed scores like this.
  3. Google Analytics & Tracking Scripts: Google analytics and Facebook tracking scripts are not cached. This means they will ding your score.
  4. SSL (Secure Sockets Layer): If you have an SSL, you’ll notice your score is 2-3 points lower.

UI Kit

We’ve redone our entire backend with an emphasis on speed & consistency.

You’ll notice a lot of the buttons and input fields look different.

This new UI kit will help us ship uniform looking features quicker in the future.

It will also enable us to compress and combine some files later this week/early next to speedup the backend.

Use your server of choice, or check out GoDaddy to get started.

It’s a smart bet to choose the actual listing address as your domain name, but you can always get creative here.

You can look back to your most successful SEO search rankings and see if you can pull something together from any of those terms.

Something like “waterfrontretreat.com” may rank better than the full home address.

The #1 Critical Mistake Agents Make

By far, the most common mistake we see agents make when developing their real estate marketing funnels is trying to use them before they’re fully built.

In other words, agents bite off more than they can chew.

Now, instead of carefully executing on each layer of the funnel, you have a clogged-up pipe which few leads will be able to drip through.

Up front, you need to know that you will constantly be adding new lead generation sources into your real estate funnel.

However, there’s no point in layering on the next strategy until you’ve mastered the one before that, and the one before that.

Take Facebook marketing, for example.

What good is running an ad if you haven’t even completely filled out your profile?

And what is the destination of your Facebook ad?

If it doesn’t lead to a specific page on your website that was designed specifically for lead capture, you’ve wasted your time.

We’ve seen many agents create a list of 10-20 lead sources and attempt to go after them all simultaneously and then complain about their lack of success with the strategy.

If you’re immediately spreading your time and resources into a large array of outlets before you’ve found one to be even remotely successful then you will not find the success you’re looking for. 

If you’ve followed us for a while, you may be familiar with the term Tyler coined to describe this kind of real estate funnel sabotage.

He calls it Magic 8 Ball marketing.

Another word for this is “dream marketing.”

It refers to when agents simply dabble in a generic marketing strategy and expect to get stellar results.

One-off approaches like this do not work.

With little to no planning, you can’t expect to grow your business, improve your funnel, or succeed in your marketing efforts.

Magic 8 Ball marketing doesn’t work! You can’t pick a tactic, do it once, and then expect results.

Remember, seller leads are a numbers game!

These tactics work. But they work better together.

From The Stage To Home Staging

After graduating from a performance arts high school with an emphasis in musical theater, Courtney went on to pursue the arts in college.

Although she met her husband during this time, she quickly realized that the life of a touring performance artist wasn’t something she saw working for herself in the long run.

Luckily enough, Courtney was able to smoothly transition into studying business for the arts and get a more practical education – while still getting to enjoy performance on the side.

After college, she got into public relations and worked for a theater company.

Courtney credits much of her real estate marketing success to the skills she honed in the arts.

The level of creativity she gained while learning her craft gifted her a unique lens with which to view marketing.

“Theater people see the destination first and then put the puzzle pieces together to get there,” she said.

Having the end in sight before beginning a marketing campaign or project can definitely make strategy and implementation more cohesive.

She also discovered that her extensive training in acting and dance has allowed her to communicate with people in a more personal and authentic way.

So, how did she find her way into the real estate industry?

Courtney got her real estate license in 2010.

If you were active back then, you may have just cringed or had a good laugh over that one.

Courtney said this was a terribly year for real estate and an even worse time for new agents coming into the market.

But just as she pivoted from musical theater to business in college, Courtney recognized the challenges that faced her and adapted.

Instead of trying to fit her shiny circle in the tiny square of the 2010 housing market, she committed to learning everything there was to know about real estate marketing.

The first problem, she found, was that there weren’t very many resources readily available for her.

Agent websites were still living in the 90’s and the few agents and teams that had found their way to social media had little to no understanding of how to market themselves on Facebook or other platforms.

So, she invested herself in learning everything she could and set out to fill a very large niche for real estate marketing professionals.

Mastering The Art of Real Estate Marketing

Courtney has learned a lot of things along the way.

Here’s what she found most all successful agents have in common as they work to become real estate marketing masters.

Most all successful agents accept what their skillset is as well the things that are not part of it.

This is not to say that agents shouldn’t spend time learning new things and challenging themselves, but often times if you try to do everything yourself you will end up not do anything well.

The Myth of the Work-Life Balance

So, how do you balance your home life with the major time and energy you’re investing in your career?

As Courtney told us, you can’t.

The most enlightening part of our sit-down with Courtney was hearing her demystify the long-standing myth of the work-life balance.

Before It Hits

#1 Listen to NOAA Weather Radio

The National Oceanic and Atmospheric Administration (NOAA) Weather Radio is a nationwide network of stations that broadcast weather from the nearest National Weather Service station. You can also follow warnings, watches, and forecasts 24/7.

Of course, you probably have your own favorite online new entities to follow, but tuning in to these official broadcasts can help guide the rest of your news gathering experience.

#2 Make Contact With Your Clients

As a community expert and leader, you shouldn’t hesitate to get in touch with your past, current, and even future clients.

Send a text message, make a phone call, or shoot over a quick email.

Whether you’re a seller’s or buyer’s agent, you’ve already made a significant difference in their lives and can continue to be a pillar for them during this uncertain and scary time.

#3 Benefits Of Flood Insurance

Other than figuring out if they’re living in an evacuation area, residents will be concerned with possible flood damage from the storm.

What they may not know is that home insurance doesn’t usually protect against flooding.

While flood insurance can be costly, it can also save a home.

Whether or not your clients are interested in purchasing flood insurance, the best thing you can do is give them the proper knowledge and resources to explore their options.

  • Will my policy provide Replacement Cost Value or Actual Cash Value—and what’s the difference between the two?

  • Who should I call if I have a flood claim?

#4 Retrofit Homes For Flood And Wind Damage

#5 Repair and Reinforce

Empower your clients to protect their homes to the best of their abilities. Tell them to take note of loose shingles, leaks and any structural issues that could increase storm damage.

Owners should also look at the surrounding landscape and trim trees to remove any branches that may blow away in a strong wind.

Of course, storm drains and gutters should also be properly cleaned so water can be channeled away from the home as much as possible.

#6 Secure Important Documents

Make sure your clients know what documents they should keep with them, whether they’re leaving home or staying put until after the storm.

They should start by compiling all necessary documentation and creating digital files.

Then, the original copies of all documents should be placed in a waterproof bin for safe storage.

AARP recommends securing these documents:

  • Personal: Birth and marriage certificates, divorce decrees, passports, diploma and military documents, Social Security card, and photocopies of your driver’s license and the front and back of all credit cards. Also include phone numbers of friends and relatives, because numbers stored on your cellphone may be inaccessible if its battery dies and you can’t recharge.
  • Home and property: Home deed, mortgage and closing statements; car titles; insurance policies or at the minimum, policy number and contact information for your agent and insurer; appraisal documents for jewelry and other valuables.
  • Estate: Your will, executor and estate planning paperwork, including names and phone numbers.
  • Medical: Medicare or health insurance cards, prescription records (especially for medications for chronic conditions such as diabetes and asthma), and contact information for your doctors.
  • Financial: Stock and bond certificates; IRA or 401(k) account numbers; bank statements; and tax records, including W2s and important receipts.

#7 Evacuation Zones

These resources will be valuable for those who are hunkering down to ride out the storm, as well as for those evacuating the area.

Evacuation zones were one referenced by the hurricane storm category, but are now named by surge zones – such as A, B, C, and D.

Check out if any of your farm areas fall into an evacuation zone. This should give you a good idea of any clients who will be forced to evacuate and also if any of your current listings are at risk.

#8 What To Take

Maybe you yourself are having to evacuate. Even if you’re staying put, encourage your network to prepare an emergency kit.

Here are some items to include in a basic kit from Weather Underground:

  • Water, one gallon of water per person per day, for drinking and sanitation

  • Food, at least a three-day supply of non-perishable food

  • Battery-powered radio and a NOAA Weather Radio with tone alert and extra batteries for both

  • Flashlight and extra batteries

  • First Aid kit

  • Whistle to signal for help

  • Infant formula and diapers, if you have an infant

  • Moist towelettes, garbage bags and plastic ties for personal sanitation

  • Dust mask or cotton t-shirt, to help filter the air

  • Plastic sheeting and duct tape to shelter-in-place

  • Wrench or pliers to turn off utilities

  • Can opener for food (if kit contains canned food)

#9 Resources For Pet Owners

Homeowners will likely have a plan in place for how they intend to get themselves and their families to safety until after the storm, but what about family pets?

In a crisis situation, owners may lose track of or even overlook their furry companions, so encourage them to have a plan in place for pet evacuation and storm safety during a disaster situation.

Just as each person in the family should be equipped with an emergency kit, so should all pets.

#10 Back Up Electronics 

Majority of every day electronics were not designed to withstand water damage. The bright side here, is that they are all more or less easily replaceable.

#11 Where To Stay 

While the hope may be that your clients can head to safety in the homes of friends and relatives, many people have been displaced after Hurricane Harvey and the same will happen with Irma.

Companies like Airbnb are encourages hosts to offer up cost-free rooms to those seeking refuge from Irma and shelters continue to open their doors to those in need.

Whether you’re in Texas, Florida, or somewhere between, you are in a wonderfully unique position to help guide clients towards both temporary and more permanent housing accommodations.

#12 Capture Before Photos Of Home

Ask sellers and homeowners to take detailed pictures of their property prior to the hurricane. This is going to make assessing damage after the storm much easier and less frustrating.

During The Hurricane

#1 Revise Your Market Listings

While you’re riding out the worst of things, keep busy by putting together a new market listing for those who’ve lost their homes in the hurricane. Of course, it may be difficult to assess the actual damage until after the storm, but you can still start compiling a list of properties and even rentals to show clients.

#2 Create A List of Local Resources

This is also a good time to hop on your blog and start gathering some resources for your community. Food banks, shelters, volunteer networks, childcare, veterinary aid…etc. No one will know what services to offer up better than you.

#3 Use Social Media To Keep Your Audience Informed

You can share your blog on Facebook and continue to update your area in real-time via social media. Any of the tips we’ve given up to this point can be shared daily on your social media profiles.

Create a safe space for people to get and share information and resources.

#4 Join Housing Support Groups On Facebook

Residents who have experienced massive flooding or have lost their homes will be in need of immediate housing.

Houses After Harvey is a Facebook group for agents and management companies created to assist those impacted by the storm in Houston. Agents are actively listing homes that were not damaged by flooding, or offering up rental properties to ease the transition for those who have lost everything.

Not seeing a group for your area? Create one and invite other community experts to join in!

#5 Be Available For Client Outreach 

Depending on your personal circumstances, try and be available to followup with clients that reach out to you. Maybe they’ve responded to your initial contact or have started to interact with you on social media.

As long as it doesn’t cost too much emotional labor on your part, have conversations with them and keep in touch.

#6 Begin Crowdsourcing and Collecting Donations/Care Packages

If you’re still safe and dry, you can also start pooling donations for the neighborhoods that were hit hardest by the storm and even make small care packages for the clients you know will be struggling to recover.

You don’t have to do this on your own either. Get in touch with local businesses and other community experts and work together to provide relief donations for the greater community.

#7 Make A Contribution To Local Relief Organizations

If you don’t have the means to gather donations, you can still give back to your community during this time by making a donation or signing up to volunteer with a local trusted charity. Plus, you can spread the word about the organization and your involvement to get other folks involved, too!

After The Storm

#1 Feet On The Ground

First thing’s first, make sure that you and your family are taken care of.

If you’re in a stable place, it’s time to roll up your sleeves and join your local neighborhoods to help rebuild your community.

#2 Follow Up With Clients And Leads

Once the dust settles and the clouds clear, you can really start engaging with your clients. Pay them a friendly visit if it’s appropriate, or follow up via phone, text message, or email.

Alternatively, if you’ve been connecting with your community through Facebook you can reach out to clients and leads with a quick message.

#3 Home Inspection

Remember those Before photos you had your clients take? Here’s where they come into play.

Have clients first take all new photos of their property after the storm. They can make notes of obvious damages, but they should be able to compare both sets of photos to get a good idea of what damages occurred. This will be especially helpful if they plan to meet with a home insurance agent.

#4 Provide New Listings And Housing Accommodation Options

Hopefully you’ve found a Facebook group to post leads and listings in.

You should now also create a listings page specifically for the homes you have to offer after the storm.

Plus, if you know of any other housing options, include those on your website as well.

For Andrea, failure isn’t an option.

Back To Andrea’s Story

After Andrea stopped going after a real estate niche or two that didn’t work for her area, she set out to discover one that would serve her community.

Her findings?

Gated Communities

She quickly noticed how many local subdivisions were filled with gated communities that offer both security and exclusivity to residents.

To get started on her research, Andrea hopped over to Zillow to see what kind of results the portal generated for buyers looking for this specific kind of home.

And there wasn’t much available to her, or hungry buyers.

This is how she found her new real estate niche.

Your niche should offer value to your audience and knowledge that can’t easily be found elsewhere.

Next, she needed to compile a list of all the gated community homes in her area. And for Andrea, it was truly a labor of love.

Andrea was amazed at just how many listings she found that weren’t being pulled by Zillow or other highly-competitive sites.

If she as an agent couldn’t easily locate these properties, how would buyers be able to find them?

She created a market for every gated community home in her area and listed all of them in her IDX dashboard.

Then, she was ready to roll out a new campaign.

To start, Andrea created a landing page to send leads to when they clicked on her Facebook ad.

And then she made her Facebook conversion ad to drive leads to her landing page.

Keep in mind that up to this point Andrea has already been using Facebook to get leads, so all she needed to do was plug new details into a formula she was already comfortable and confident executing on.

She targeted second or third time homebuyers ages 40-65+ who are likely to move with an annual income of 100,000+.

What’s almost as important is who she didn’t target.

The top three categories she opted to exclude were:

  • Anyone with a profession in the real estate industry
  • Renters
  • Those with an annual household income less than $100k

Her final ad looks like this:

Notice how she included that this info could not be found on Zillow, which really drives home the immense value of her content and services. This is a great way to intrigue leads, especially if you’ve done your research like Andrea and can prove it.

Andrea also kept her verbiage cohesive and consistent across the Facebook ad and landing page. She found that this created a sense of unity and helped her gain trust with her prospects.

She decided to run the ad for 8 days, but noticed on day 2 that she still wasn’t getting great results.

Try, Try Again + The Power Of A/B Testing

Instead of starting a new ad campaign, Andrea simply changed her landing page to see if that would yield better traction.

She kept the ad running and edited it to instead send leads to this new page.

Visually, this new landing page is a little more straight forward than the first one.

There’s a gorgeous picture of an ideal gated community along with details that align with her Facebook ad copy and then finally, the opt-in button.

But in this case, Andrea has given leads the option to simply continue with Facebook to get their free listings.

And this made all the difference.

Andrea discovered that directing leads to this page from Facebook and having a Facebook opt-in button created a more fluid experience for leads and encouraged conversion.

Now, instead of navigating to a web form, they can simply continue their Facebook experience.

Ultimately, Andrea ended up getting 40 leads at about $1.95 per lead.

In just one week.

Cold emailing as a real estate agent requires a balance between delivering value to your subscriber and encouraging them to reach out to discuss home buying or selling in person.

Once you have a lead, you don’t want to waste it. So let’s talk about how to set up your email templates for success.

Six Key Components of Every Successful Cold Email

Email templates make your life easier by removing the guesswork of following up at the right time.

In order for a cold email to appeal to your new leads, it must contain these six essentials:

1. A Clickworthy Subject Line

According to one study, 64% of people admit they open an email solely due to the subject line.

So grab the attention of your leads and they’ll be more likely to open your email, click through the links, and read what you have to say.

Bonus: Emails that include the first name of the recipient in their subject line have higher clickthrough rates than emails that skipped this.

2. Personalization to Create Warm, Fuzzy Vibes

Personalized messages have a 75% higher open rate than those that aren’t customized for their recipients. Personalization also improves click-through rates and conversions by over 5%.

When we share our favorite cold email templates for agents later, we’ll assume you’re going to begin each one with Hi, Hello, or Hey followed by an auto-populated name.

It’s so easy for your email client to do this automatically and it works so well.

3. Valuable Content to Keep Leads Interested

To get your leads to continue reading your emails (and eventually follow your call to action), you have to sweeten the pot with something for them.

Since half of all email users check their inbox when they’re bored, providing content they’ll find useful, valuable, and pertinent will do a lot to entertain them.

To provide valuable content to your leads that improves your open and click-through rates, you’ll need to segment your audience to determine where your lead is in the buying or selling process.

For example, depending on your type of lead, you may want to link to blog posts about what they should expect during the home-selling process, a free first-time homebuyer’s guide, daily listings in their area, etc.

4. One Single Call to Action to Direct Your Recipient

Don’t ask your intended receiver to browse hand-picked listings, follow you on Instagram, and check out your recent blog posts all in the same email. They won’t do any of them.

Give them one direct call to action (CTA) and that will be the only one they take. Conveniently, that’s exactly what you’re aiming for.

5. All Your Contact Details

This means adding your name, title, cell/work numbers, email address, agency website, links to your content, social media profiles, etc. You want potential leads to contact you however they feel most comfortable.

6. Optimization for Mobile

Stats tell us that 54% of emails are opened on a smartphone and 75% of Gmail users access their accounts from mobile devices.

Yet less than a quarter of emails are actually optimized for mobile screens.

Don’t lose out on this huge chunk of readers just because your emails aren’t formatted right. You’ll gain the competitive advantage and notice higher open and click through rates as a result.

When you include these six must-haves in your cold emails, you’ll increase the chances of hearing back from your leads.

These points also create a general skeleton to follow when creating templates to use instead of constantly writing generic, repetitive emails.

8 Email Templates Every Agent Needs in their Pocket

You know exactly what you want to say at each touch point with your leads, but now you don’t have to waste the brain power or effort to do so.

Write out your version of each of these 8 templates in advance so that you can automate the process with your email marketing provider of choice.

1. The Welcome Email

When someone signs up for your newsletter or registers for notifications about listings on your site, take the opportunity to introduce yourself and make friends.

Don’t bombard your new lead with a ton of info. Keep it short and sweet.

Introduce yourself, quickly explain why you provide something of value, and clearly state your CTA.

Example

You’re smart for signing up for notifications about new listings in the City Heights area.

That market is so hot right now and you’ll be the first to hear about properties that fit your wishlist.

This Works because people are more likely to work with and buy from people they know and trust. Consider your welcome email your chance to show subscribers why you’re in it for them.

2. The Here’s What to Expect Email

Send your welcome email immediately after you score a new subscriber; send an email to lay out what your new contact should expect the next day.

This email should give your lead an idea of how often they’ll receive emails from you and what those emails will contain. Show your client the value of your emails and they’ll start to look forward to them.

How’s everything going with your home search in the South Bank neighborhood?

Right now you’re receiving emails whenever homes matching your preferences hit the market. And then I’ll be the first to help you find out if that listing is your dream home.

Expect a weekly email about the current real estate market in your area, including links to vital content and information to aid your search.

My doors are always open and my cell phone’s practically glued to my hand. Don’t hesitate to reach out!

This Works because you’re specifically showing your leads the service you’re going to provide to them (for free), which keeps them on the lookout for your upcoming emails.

3. Your Content Emails

In case you haven’t noticed the pattern, delivering value to your subscribers is the number one way to gain their trust and loyalty — and every Agent knows these are both necessary for establishing a relationship and making a sale happen down the road.

If you’re not already active with blogging or social media, consider creating (or outsourcing) high-quality content for your subscribers.

Vary your content between information only you can create (like local guides) and curated content you think your mailing list would be interested in.

4. The Testimonial Email

So much of your business is referral-based because people value the experiences and recommendations of others they know.

What better way to prove you’re the right agent for the job than by showing your leads how happy you’ve made other people and families?

When you notice a drop in your open or click through rates, or your new subscribers are opening your emails, but not contacting you, it’s time to gather more information about what they’re truly looking for.

Give them a poke to let them know you’re still ready to help.

If your search preferences have changed, you can update them here so you receive properties that better fit your new search. (include link)

Reply to this email and I can change your home criteria search preferences for you or remove you from the email list and notification system if you’d prefer to meet in person and have me search for your dream home instead.

This Works because you’re encouraging contact without being pushy and still providing value. Whether they take you up on this offer or not, they know you want to help.

7. The No Longer Available Lead

When a new lead comes through as the result of a listing another site hasn’t taken down yet, don’t let the lead off the hook just yet.

I loved that house in the South Shores area, too, but unfortunately it’s no longer available.

As an agent, 75% of your real estate business comes from referrals. Nailing the referral email for your leads is critical to nabbing their business as well.

You can then unlock the power of the keyword planner.

The best way to discover keywords is with the Google Keyword Planner. This tool by Google shows you approximately how many people are searching a certain phrase every month.

With it, you can find the best terms in your area to optimize your website for. And you can also use the tool to find creative keywords in your market that might be opportunities you didn’t know about.

In the above search, I typed in “toronato real estate” and then was given the top-rated search terms. With this, you can also see how competitive each keyword phrase is and plan accordingly.

You don’t even have to bid on these! You can simply use Adwords to choose the key terms you want to write about and start ranking for in Google.

Buzzsumo

This is a tool for seeing what’s popular online. More so, it lets you know what’s being shared and what folks are most interested in.

Buzzsumo will take out a lot of the trial-and-error efforts you go through while blogging and even how you target audiences when you’re ready to setup a Facebook ad campaign to get your blog seen.

Once you know what’s popular, you can use this research to inform your demographic and other targeting specifications for Facebook ad campaigns.

We all like to know where our time and money is going.

So, if you’re struggling to come up with relevant and engaging blog ideas, start here.

You can then see what content is getting shared the most on Google and social media.

While Buzzsumo isn’t a free service, you can use this search function with a free trial to start gathering research, ideas, and inspiration for your own real estate blog. Especially if you’ve narrowed down some topics from your Google Keyword Planner.

Additionally, you can get insight into what your competitors are talking about AND ranking for.

Google Correlate

In addition to the Google Keyword Planner, you’ll also find a great real estate keyword tool in Google Correlate.

This will help you match up your keywords with other relevant keywords and phrases.

When you type in a keyword you’re trying to rank for, Google Correlate will pull up the search volume, but will also show you related search terms.

New Construction was the top phrase correlated with “selling my home.”

And would be a great topic for a blog to target those relocating to your area.

Plus, you can see what else people are searching for. This is a great way for you to get to know your ideal clients better and come up with high-quality content they will find both shareable and valuable.

Also in the search results, we can see that “construction loan” and “ranch home” are also highly-searchable, yet niche terms. If you notice a lot of construction projects or neighborhood renovations happening in your area,  you could do a guide for both buyers and sellers in that market.

There are several other loan-specific searches that show up beyond construction, so why not put together a guide on the various loan types buyers and sellers are already looking for?

Moz Keyword Explorer

Moz is one of the leading SEO blogs. They also have a pretty useful tool for examining why your competition ranks well on Google. The key thing with real estate SEO is having backlinks and content. Moz shows you precisely what backlinks and content are providing results for any website.

The key thing with this tool is to take action on the results. Don’t just look at your competition…But figure out what they did and reverse engineer it.

Google Search Console

After you pull together your real estate keyword tools and get some ideas flowing, you can keep up with your results with Google Search Console.

You can analyze clicks from Google searches, receive alerts for site and URL errors, and test to see if Google LIKES your content!

All you have to do is verify your site by registering your “property” – that’s your website, to get started.

This is a free tool and a great way to gain a deeper understanding of how Google assesses your site so you can ensure you’re optimizing its performance and get better and higher search results.

Spyfu

Finally, Spyfu is here to help you get a leg-up on the competition. Spyfu isn’t exactly being sneaky about their offerings, either. It’s a keyword tool that lets you take a sneak-peek at the keywords your competitors are ranking for.

If you notice a competitor slipping into your niche, you can plan for it as you develop future marketing campaigns to ensure that you come out on top.

You can also compare paid ad results with organic searches.

If you’re not sure who your competitors are, you can also “Google” yourself by typing in your own real estate website and seeing what pops-up. This can be eye-opening as well!
